Gracia & LlenÃn Group, Inc. (GLLG) is a duly organized corporation under the laws of the Commonwealth of Puerto Rico since 2010. The principals of the company are: Mr. Juan R. Gracia RÃos (Sr.), PE, Mr. José A. LlenÃn Figueroa, MSCE, PE, PLS, and Mr. Juan R. Gracia Gil (Jr.), MSCM. Both, Mr. Gracia Sr. and Mr. LlenÃn, are licensed civil engineers in Puerto Rico. Mr. Gracia Sr. has over thirty five years of experience in building construction and construction management, while Mr. Gracia Jr. and Mr. LlenÃn have over fifteen and eight years of experience, respectively.
GLLG Principals have been doing business together over the last ten years. Since the 1980’s, Mr. Gracia Sr. has been providing construction services to his respected clients, either as general contractor and/or construction manager. He has been Principal in several construction firms including GRG Engineering, S.E., Gracia & MarÃn, Corp., Gracia & MarÃn, S.E., and Gracia & MarÃn Group, Inc. The type of projects in which these services have been provided include, among others: high-end residential, retail, commercial, warehouse facilities, military, pharmaceutical, healthcare, institutional, educational, industrial, and correctional facilities. During all these years, Mr. Gracia Sr. has performed under the above mentioned companies for local and federal government agencies, as well as private entities.
GLLG Principals have successfully provided construction services in bonded construction contracts ranging from $1M to $37M. GLLG is proud to have been chosen by CNA Surety, a worldwide insurance company which provides payment and performance bonds for construction projects, as one of its clients. GLLG also maintains an excellent relationship and credit record with its suppliers and subcontractors.
GLLG services include both the pre-construction and construction phases of projects, including but not limited to:
Pre-construction phase:
Detailed construction cost estimate in CSI format; master control schedule showing the contemplated start and completion dates for the various activities of the Project, using the CPM method; design review to verify compliance with quality, cost, safety, and scheduling requirements, working hand-in-hand with the developer and the design team; value engineering; preparation of bid packages and bidders list; pre-qualification of prospective bidders; bid openings, bids evaluation, and contract awards; quality assurance plan; and assistance in obtaining all construction permits and endorsements; among others.
Construction phase:
Project administration and construction management, more specifically, but not limited to: coordination of all contracts; progress schedule monitoring; budget maintenance and cost control; quality assurance and safety plan monitoring; procurement management; preparation and monitoring of submittal log; conducting project’s weekly meetings; preparation of payment breakdowns and applications for payment to Owner and subcontractors; making recommendations for adjusting the work to accommodate changing and unforeseen conditions; preparation of progress reports; daily logs and records maintenance; conducting all equipment and systems testing, adjusting, and balancing (TAB), including TAB agenda and TAB report; coordinating all warranties, operation and maintenance requirements with the onsite building superintendent; and other construction services required or convenient to meet the objectives of any particular project.
